How to make a good building site for a new project

A construction site can be anything from a small cottage to a massive industrial complex.

When a new building boom begins, urban planners are scrambling to figure out the best location for the new projects. 

In the past, construction sites have been the stuff of urban legend.

In the past years, it seems there is a new urban building boom in Toronto. 

The Toronto Real Estate Board has declared that Toronto is in the midst of a building boom. 

Toronto’s real estate board, which tracks the city’s property values, has declared Toronto has an “urban construction boom”. 

According to the Toronto Real Property Board, Toronto’s construction market has grown by 50 per cent over the past two years. 

This new construction boom has sparked a boom in urban construction. 

There are two main reasons why the growth in urban projects is so strong.

First, new building projects can be cheaper than other projects because of lower labour costs.

Second, because urban projects require less energy, more construction can be done in less time. 

When you add all of the above together, the amount of construction done in Toronto is almost as much as the amount that would be done by traditional buildings. 

With this growth in construction, it is clear that the city is in need of a lot more urban construction sites. 

How to make an urban construction site more attractive to prospective buyers? 

When planning for a development site, consider the following factors: How close to the centre of the city? 

How big is the planned site? 

Do you want to build out the site as a separate project? 

If you are planning a new residential or office building, look for sites with high traffic density (more than 5,000 people per hectare) and/or good transit links to the surrounding areas. 

Are there good parking and parking lots nearby? 

Is there a reasonable number of retail stores, restaurants and services? 

Are you planning on a mix of residential and commercial buildings? 

The best site for an urban development is in one of the most desirable areas, such as the inner city, the downtown core, or the Scarborough and Eglinton neighbourhoods. 

Urban planners say that the most attractive urban sites for new development are in the suburbs of Toronto, such to downtown and Eslakeville. 

According the real estate boards report, urban development in Toronto has grown in the last two years by 50 percent over the previous two years, and the growth rate is predicted to continue at an average annual rate of about 25 per cent per year. 

What are the best sites for an Urban Construction Site? 

A well-planned site is one that provides the best possible location for a prospective buyer. 

As a rule of thumb, the ideal location for an open-air site is between two and four kilometres from a major transit station. 

For residential sites, consider sites with more than 4,000 residential units per hectase and/ or with high density, or if you are designing a mixed-use building. 

Some examples of good urban sites are the site of the future headquarters of the University of Toronto (or the former University of British Columbia), the site where the Queen Elizabeth Hotel is being built (and its proposed site), and the site in the heart of the downtown (and the former site of a university campus). 

In addition to these urban sites, there are some good sites in the outer suburbs.

For example, the former Canadian Tire site on Bloor Street West, the site used by the former City of Toronto to develop the former Toronto Zoo, the existing University of Ottawa campus, the old Ontario Secondary School for Boys campus, and former sites in Scarborough and Scarborough Centre. 

If your city has not yet announced a new development site for urban development, you may want to consider the site currently being used for the city of Toronto.

How to plan an urban project in Toronto? 

For a site that is already well planned and is suitable for the residential, commercial and industrial purposes of the site, there is nothing wrong with planning a small urban site. 

However, for a more complex urban project, the best site may be a larger site that has higher density and better transit connections.
